FPRC has developed an efficient, user friendly web based platform that transfers and centralizes data storage. Per local government ordinance, the lender/note holder or other “responsible party” must register lender, lender contact, property address, and property manager contact information to local government in a single location and conforming format. FPRC’s web platform will eliminate the lender from the responsibility of having to complete potentially thousands of different registration formats for local governments.
The current registration process is manual, awkward, and clumsy; varying with local governments or met through the lender's use of an optional Mortgage Banking (MBA) sponsored entity that collects electronic origination information and other data. This data is only accurate if the Lender subscribes and utilizes the system known as the Mortgage Electronic Registration System (MERS). More importantly, as mortgages are sold and/or servicing is sold these entities must also pay subscription fees and utilize the (MERS) system providing accurate and current data . Lastly, these type of alternatives usually provide national preservation contact data instead of local property management contacts.
